Booking
How do I book a stay?
Choose a room type (Port State Rooms, Starboard Rooms and Topside Suites), pick your dates and number of guests, and continue to our secure checkout. Your confirmation email arrives within a few minutes of booking.
We don’t offer holds or soft reservations: a room is reserved once your payment goes through. If you’re coordinating a group, book early, or email us and we’ll help where we can.
Can I book a longer stay?
Yes. Choose your dates on a room’s page to see the rate, or email us about an extended stay. Under our rental agreement every stay is temporary, so a room can’t be used as a permanent residence.
Is booking here different from booking on Airbnb or Vrbo?
A booking made on this site is direct with us and falls under our Guest Rental Agreement. If you book through a platform such as Airbnb, Vrbo or Booking.com, that platform’s own terms and cancellation policy apply instead.
Payment
What payment methods do you accept?
All major credit and debit cards, through our secure checkout. Payments are processed by Stripe, so your card details never reach our servers. Paying by card confirms you’re the account holder or an authorized user, and if a payment looks likely to be refused we may ask for another form of payment and proof you’re authorized to use it.
When will my card be charged?
If check-in is more than 30 days away, 50% is charged when you book and the balance is charged automatically to the same card 30 days before check-in. If check-in is 30 days away or less, the full amount is charged when you book. We email a confirmation when you book and a receipt when the balance is charged.
Are taxes and fees included in the price?
Your booking summary itemizes the nightly rate, fees and taxes before you confirm payment. Every reservation also carries a mandatory Limited Rental Damage Waiver fee, which is set per property and disclosed during booking or in your confirmation.
Can I be charged anything after my stay?
Only for what the rental agreement covers, charged to the card you booked with. That includes damage the damage waiver doesn’t cover, extra cleaning after a policy violation (up to $500, or the actual cost), undeclared guests, staying past check-out without approval (up to one night’s rate), and fines issued by police, government or a homeowners’ association.
Before You Arrive
What time are check-in and check-out?
Check-in is after 4:00 PM and check-out is before 10:00 AM, Central Time. Early check-in or late check-out must be requested and approved in advance, and may carry an extra charge.
How do I get my arrival instructions?
About a week before you arrive, we email your arrival guide with door codes and directions. If it hasn’t reached you a few days before check-in, check your spam folder, then email us and we’ll resend it.
Can I arrive late at night?
Yes. If you’ll get in after 11 p.m., let us know in advance. Quiet hours run from 10 p.m. to 7 a.m., so please keep late arrivals quiet.
Can I bring my own boat?
Yes. The marina has a boat ramp, one of the lake’s two fuel docks and covered boat slips. Ask us about slip availability for your dates.
During Your Stay
Who do I contact if something goes wrong?
Email ambassador@enjoyuniquestays.com or call +1 (423) 500-7300. Report maintenance or safety problems right away so we can respond, and report any accidental damage before you check out so the damage waiver can apply. In an emergency, call 911 first.
What’s provided in the room?
Fresh bed linens and towels, shampoo, conditioner and body wash, air conditioning and heat, a microwave and a mini fridge.
Is there Wi-Fi?
Yes, in every room. It’s provided as a courtesy, so we can’t guarantee speed or uptime, and it can’t be used for anything illegal, including unlawful downloads of copyrighted material.
Is there somewhere to eat on site?
Yes. Woods & Water, the restaurant at the marina, serves wood-fired Southern cooking and oysters on a deck above the lake, and it’s open to the public too. The Ship’s Store at the marina has snacks and coffee, plus bait, tackle and parts.
Can I rent a boat?
Yes. The marina rents pontoons, jet skis, kayaks and eFoil boards, and runs guided sunset cruises on Weiss Lake. Rentals are booked separately from your room, so ask us or stop by the marina.
Are there security cameras?
The property may have exterior security cameras, for example at entry points or on a porch, for safety and security. They may record audio and video.

Is smoking allowed?
No. Smoking, vaping and illegal or non-prescription drugs aren’t permitted anywhere at the property, including porches, decks and outdoor areas. A cleaning and deodorizing fee of at least $300 applies if evidence is found.
Are parties allowed?
Responsible drinking is fine for bookings of up to 6 adults. A group of 7 or more adults drinking counts as a party and needs our approval at least 24 hours before check-in. Unapproved parties, loud gatherings and fireworks aren’t allowed, quiet hours run from 10 p.m. to 7 a.m., and guests asked to leave over noise or disturbance aren’t refunded.
How many guests can stay?
Each room type lists its maximum guest count on its page, and that’s the limit. Everyone staying needs to be declared in your reservation; undeclared guests are charged a minimum of $50 per person per day.
How old do I have to be to book?
The booking guest must be at least 21, unless the room’s listing says otherwise, and may be asked for valid ID. You also need to stay for the whole reservation, and anyone under 21 must be accompanied by a parent or legal guardian for the entire stay.
What if something gets damaged?
Tell us before you check out. Every reservation includes a Limited Rental Damage Waiver that covers accidental damage up to $100, such as scuffs, spills or broken glassware, as long as it’s reported before check-out. It isn’t insurance, and it doesn’t cover intentional damage, smoking, house-rule violations or your own belongings; anything it doesn’t cover is charged to the card on file. Please don’t move furniture or mattresses.
Can I charge an electric vehicle?
Not from the room’s outlets. Charging from a standard outlet or the property’s electrical system isn’t allowed and carries a minimum $200 fee. Please use a public charging station unless the property provides an approved charger.
Can I host an event or a photo shoot?
Only with our written permission in advance. That covers events, commercial photography and filming, and tents or other temporary structures.
Are weapons allowed?
No. The property is strictly weapon-free: no firearms, ammunition or dangerous weapons, including replicas. Firearms left behind after check-out incur a minimum $100 fee and are turned over to local law enforcement.
Check-Out
What do I need to do before I check out?
Be out by 10:00 AM. Before you go, set the thermostat to 72°F in summer or 68°F in winter, start the dishwasher or wash and put away any dishes, bag your trash for the outdoor bins, and leave used towels in the bathroom (there’s no need to strip the beds). Put the remotes back, turn off the lights, close the windows and lock the doors.
Let us know within 24 hours of leaving. If we find it, we’ll hold it for a short time and can ship it back to you; you pay the shipping plus a handling fee. We aren’t liable for items left behind.
Cancellations
What is your cancellation policy?
All bookings are final and non-refundable. Any refund is a goodwill exception.
Do you offer travel insurance?
Optional travel protection is available through our partner site. Plans are sold by a licensed insurance agency and underwritten by licensed insurers, not by us, and can cover prepaid, nonrefundable trip costs if you cancel or cut a trip short for a covered reason; an upgraded plan adds Cancel for Any Reason coverage. Some benefits must be bought within a limited time of your initial deposit, so it’s best to buy soon after booking.
Weather doesn’t change the cancellation policy. Under our rental agreement we also aren’t liable if severe weather, a natural disaster, a utility outage or a government order makes the property unusable, and power outages aren’t refunded. Travel protection may cover cancellations like these; check your plan’s terms.
Can I get a refund if I leave early?
Nights you don’t use aren’t refunded, and neither are stays cut short because a guest was asked to leave for breaking the rental agreement. If something during your stay seriously affected it, email us so we can look into it.
